Preservation Projects

Project Selection Criteria


Historic Boston Incorporated
chooses historic rehabilitation projects that will have a significant impact on the surrounding neighborhood. Each project is evaluated based on its individual merit and potential. The same criteria are used in reviewing both projects that HBI will be the primary developer and those for which it is a partner

  1. Significance: Resource merits preservation
    a.Local, state or federal historic preservation designation
    b.Contributes to local culture, character or history
    c.Is in a highly visible/prominent location

  2. Need: HBI can meet a preservation challenge that would not otherwise be met
    a. The market will not support preservation
    b. Regulatory controls will not protect the resource
    c. There is a short window in which to act, and neither public sector or private sector can respond in a timely fashion

  3. Neighborhood Impact: Project contributes to wider
    revitalization
    a. Encourages investments by others
    b. Supports recent investments by others
    c. Is located in an HBI program area
    d. Supports neighborhood life or institutions
    e. Has symbolic value

  4. Organizational Impact: Project allows HBI to become more effective in serving its mission
    a. Develops solutions that are more widely applicable
    b. Broadens constituency for historic preservation

  5. Strengthens HBI’s capacity and credibility
    a. Increases HBI’s ability to fundraise
    b. Utilizes HBI staff efficiently
    c. Provides an opportunity to work with the City or other
    preservation partners
